The Inspection
Our visual inspection includes the property site, building exterior, a COMPLETE roof inspection, the attic, chimney, fireplace and building interior. We also inspect the plumbing, electrical and heating systems.
We go into the crawl space to inspect the foundation and check the structural members as well as various plumbing and electrical issues often found in the crawl space. We will disclose if there is additional construction to the building and verify if that construction is code-complying. The built-in appliances are tested for proper operation and we also include a number of energy conservation and safety items in our report.
If the home was built prior to 1960 our report will answer the seven “seismic disclosure” questions that the seller is required to provide to the buyer.
We do not address cosmetic conditions such as worn carpet or torn wallpaper. We are looking for threats to health and safety, non-code complying conditions, areas of deferred maintenance, or functional obsolescence.
